Zone 03 · The Hillside Coves

Fresnaye & Clifton

Architect-led glass boxes built into a steep slope beneath the Twelve Apostles — Fresnaye's more sheltered upper terraces and Clifton's four exposed coves, both chasing the same view through frameless glazing.

External aluminium venetian blinds angled across the wide glazing of a glass-walled villa on the Fresnaye to Clifton hillside, mountain and ocean cove behind
Frameless glass, planned shading — the reference case for this stretch.
01

Frameless glass, planned shading

This is where concealed and recessed blinds earn their keep — new-build and major-renovation homes with frameless glazing planned from the drawing stage, where the shading system is designed into the ceiling rather than retrofitted after the fact. External venetians do the same job on the facade, stopping heat before it ever reaches double-volume glass.

02

Clifton's coves, and the wind that finds them

Clifton's four coves sit directly in the funnel off the Twelve Apostles, and locals know the wind can vary noticeably between one cove and the next, a few hundred metres along. Fresnaye, set back and slightly higher on the slope behind Bantry Bay, is often the more sheltered of the two suburbs — but "often" isn't "always," so every exterior product still gets a position-specific wind rating, not a suburb-wide assumption.

03

Committee approval is part of the build, not an afterthought

Most homes on this stretch went through an architect and, on several streets, an aesthetics or heritage committee before a single wall went up. We work from the same logic: any visible exterior shading gets discussed with your architect or committee early, so it lands as part of the design rather than a bolt-on.

  • Concealed/recessed ceiling-slot blinds for frameless new-build and renovation glazing
  • External venetians for facade-level heat control on double-volume glass
  • Position-specific wind rating — not a single assumption for the whole suburb

One honest limit

Concealed systems need real lead time at the design stage — retrofitting one into a finished ceiling is possible but never as clean as planning it in from the drawings.
